Transmission Oil Pan Leak

Hi, I hope someone here can help. I'm from the UK and renovating a 1973 Formula Firebird 400. It has a Turbo Hydra-matic 400 Auto Gearbox. I have a persistent leak on the front right corner (the corner near the Modulator) and across the front. I don't think it's coming from the Modulator. I've taken the oil pan of 3 times and used 2 new gaskets. The Haynes Manual I have says to use Gasket cement which I have done. The first gasket was cork the second is fibre but not difference. I've checked the flang on the oil pan and it shows flat against a steel rule The bolts are torqued to 12ft/lb. I'm tearing my hair out trying to fix the leak. Any help much appriciated. Many thanks.

Hi Thanks for this. I'm gonna strip it down clean it all up and I'll give this a try at the weekend and see if I can get a better seal. Any more tips greatly appreciated. Thanks again for this one I'll let you know how it goes.
P.S would you happen to know if 12ft/lb is correct torque for TH400 transmission?
 
I assume you mean silicone gasket cement. Do you apply the gasket to the pan with the cement, let it dry, and then mount the pan to the transmission? I have never used a torque wrench for a pan. Typically would use a 3/8 rachet and just use forearm stength to snug the bolts. Here's another link to people with a similar issue

Yes silicone cement, but I've just bought some new cement by Loctite "Silicone Copper" high performance. when I applied the cement I put it on the pan then the gasket and reassembled almost immediately probably within 20 mins. Initially I've tightened the bolts with a 3/8 drive by hand then later checked them as I wasn't certain of my judgment but 12 is not very much. Thanks again.
